Housing loan sa Pag-IBIG

DEAR Liza,
I’m one of your followers. Gusto ko sanang itanong ang tungkol sa aking Pag-IBIG Fund. Nahinto ako ng pagbabayad since 2003 then nakapagtrabaho ako as casual employee sa LGU. Hinulugan ako ng employer ko noong 2009. Then 2010 ay nahinto na naman ang aking paghuhulog ng premium. I would like to ask if I can still avail of the housing loan? I’m now connected to an NGO. What should I do in order to avail of the housing loan? And what if I still have an emergency loan? Makaka-avail pa rin ba ako? Anticipating with thanks for your kind help.

Dear Ms. Gorospe:
This pertains to your letter to Vice President Jejomar C. Binay which was endorsed to our office for appropriate action.
We would like to inform you that if you are an active Pag-IBIG Fund member with at least twenty-four (24) monthly contributions, you may avail of a housing loan under the Pag-IBIG Fund’s End-User Financing Program for any of the following purposes:

1. Purchase of a fully developed lot within a residential area not less than 28 sq.m. but not exceeding 1,000 sq.m.;
2. Purchase of a residential house and lot, townhouse or condominium unit;
3. Purchase of lot and construction of a residential unit thereon;
4. Purchase of a residential unit with home improvement;
5. Refinancing of an existing mortgage with home improvement or
Refinancing of an existing mortgage, specifically a lot loan, with construction of a residential unit thereon, provided, the housing loan account is updated for the past twelve (12) months and with at least one (1) year housing loan payment history.

The approved loan amount will be based on the capacity to pay, appraised value of the property, and membership contributions. Attached is a copy of the table on required Net Disposable Income per loan amount, so you may determine your loan entitlement based on capacity to pay.

Further, please be informed that you should have no outstanding Multi-purpose loan (MPL)/Calamity Loan in arrears at the time of loan application. A member whose MPL or Calamity Loan is in arrears shall be required to pay the arrearages over the counter to update the account.
